North Bangalore's Real Estate Boom: Why Yelahanka and Devanahalli Are 2026's Hottest Corridor

Namma Metro’s Phase 2B Blue Line, a 37-km stretch connecting KR Puram to the airport via Hebbal, Yelahanka, and Bagalur Cross, is expected to open in phases through the second half of 2026. For homeowners and tenants in this corridor, that means a direct metro link to both the airport and the city’s core IT corridors – something North Bangalore hasn’t had until now.

Yelahanka offers an appealing middle ground: about 18–20 km from the Aerospace Park, with established schools, hospitals, and social infrastructure already in place. Closer to the Aerospace Park itself, projects such as Purva Northern Lights, Assetz Sora & Saki, and Kumar Plumeria sit right inside the growth zone driving the corridor’s appreciation. Further toward the airport, Provident Deansgate on IVC Road and Purva Zenium on International Airport Road are positioned to benefit directly once the Blue Line and surrounding road upgrades are complete.

Micro-markets around Devanahalli in particular have reported annual appreciation in the 8–15% range in recent quarters – a number that reflects genuine end-user and investor demand, given the employment base now anchoring the area.
